Homeowners Association FAQs


Q.  How many individual homes are in the Canbury Woods HOA?
A.  There are 150 single family homes in the HOA.

Q.  How much are the yearly HOA Dues?
A.  The yearly dues are $175 and span 01/01 - 12/31 of each year.  The HOA will send each homeowner a yearly bill in March.

Q.  Does the HOA have insurance?
A.  Yes.  The HOA has insurance in force.

Q.  Does the HOA have legal representation?
A.  Yes.  The HOA has a specialist in Homeowner Association law on retainer.

Q.  Does the association have Covenants and By-Laws ?
A.  The association has covenants and by-laws.  Copies are available for $50.00.  Contact the HOA to arrange for a copy.


Q.  How can I find out if the current years assessment has been paid ?
A.  You can check to see if the current year's assessment has been paid by selecting from the list of links below.

Q.  Do I need architectural approval for all new exterior projects that I want to do?
A.  No.  You do not need HOA approval for landscaping such as flowers, annuals, bushes, sod & ground level edging or for low voltage ornamental lighting.  You also do not need HOA approval to repaint your faded trim or door, provided that it is the original color and scheme as when your house was originally constructed.

Q.  May I paint my deck or fence?
A.  No.  Decks and fences should be treated with a natural wood protection product that does not detract from the architectural harmony of the area.

Q.  Can I talk to the Architectural Committee to explain the details of my request and ask questions?
A.  Yes.  Please contact the Architectural Committee for the next scheduled meeting.  Your involvement is always encouraged and we will assist you in meeting HOA standards and covenant requirements.

Q.  How will you know if I choose to do a project without HOA approval?
A.  The Architectural Committee conducts an annual inspection of all properties in the development.  If the visible improvements on your property don't have an approved Project Request Form on file, you will be notified.

Q.  What will happen if I don't submit an Architectural Request Form or get HOA approval before I do my project?
A.  At first you will be encouraged to comply with the Homeowner Covenants on a voluntary basis by submitting a Request Form describing the improvement(s) you have made so that the Architectural Committee can then determine if your project meets established HOA guidelines.   If it does not, you will need to remedy the problem(s).  A non-compliance letter will then be sent and you will have 30 days to make the needed corrections.

Q.  What if I'm a non-resident landlord and my tenants violate the HOA covenants?
A.  If you own the property, you are still responsible. If your property shows signs of lack of exterior maintenance, is allowed to fall into a state of disrepair, your tenants make unsanctioned improvements to your property, or your tenants engage in any activity listed in Section 9 ( Uses of Lots ) of the HOA Covenants, you will be notified for immediate correction of the problem.

Q.  What happens if I do not pay the Dues?
A.  If you do not pay the dues by the due date, a $20 Late Fees Assessment will be charged to your account.  If you do not pay within 60 days of the late fees assessment, your account will be turned over to our lawyer for collection.  At that time, you will be liable for all legal fees associated with the collection and face the possibility of a lien being placed on your property.

Q.  Can trash cans be kept on the front porch or side of houses?
A.  No. Trash and garbage should not be permitted to remain in public view except on days of trash collection.  Some homes in the community do not have garages, which is the ideal location for trash cans.  If you do not have a place to store the trash cans, please make an effort to store the cans out of view behind the house.

Your curbside collections may be affected by the following holidays:

New Year's Day Labor Day
Memorial Day Thanksgiving Day
Independence Day Christmas Day

ALL trash, recycling and yardwaste collections scheduled on or after a weekday (Monday-Friday) holiday will 'slide' and be made one day later that week.

Please remember, all items must be out by 6 a.m. on the day of collection.

NOTE: Trash, recycling and yardwaste collection has moved to this new holiday slide schedule.

Inclement Weather

During inclement weather, every effort will be made to continue to provide scheduled collections. If collections are cancelled due to snow, ice, or other severe weather, pick-up will be made the following day, if possible, or when road conditions permit. Call (410) 313-6444 for cancellation and makeup information.

Residents are reminded that trash, recycling and yardwaste receptacles must be placed at the curb free of snow and ice, so that the collectors can access them. Collection personnel will not dig residents' containers out from under snow or ice.
